The
Drafting Process
Phase 1 Consultation
We talk to you
about what you need and what you want from
your building. We consider function,
character, image, space and all the other
factors that affect the design of your
factory and office area. We will do a site
analysis, find the best location on site for
your building, and determine the scope of
construction, budget and schedule.
Phase 2 Design
This is the
brainstorming phase. We develop concept
diagrams and sketches to determine the
general layout, form and overall appearance
of your building. Developments are designed
to maximise floor area, and therefore rental
value. We will provide you with a number of
options to consider.
Phase 3 Re-assessment
Sketches are drawn
up and we hold discussions with both you and
the relevant council. Designs are checked to
ensure they meet your requirements.
Phase 4 Town Planning
Drawings are
submitted to the council, who will assess
the design. Recommendations may be made and
amendments requested. Once amended plans are
submitted and all council requirements are
met, the council will issue Town Planning
Approval.
Phase 5 Design Development
We produce the
drawings needed to obtain a building permit
� plans, elevations and section drawings,
etc. We translate the construction
documentation and working drawings into the
technical language of the contractor. These
drawings and specifications detail all of
the materials required, where they are to be
located and how they are to be installed. We
ensure that the work meets all the
requirements of the Building Code of
Australia and that local council regulations
are met.
The
Phase 6 Coordination
Engineering computations
are produced for roof beams, slab designs
and retaining walls etc. We make all contact
with the engineer to assist with any
technical information that may be required,
and consult with you when necessary.
The
Phase 7 Final
We provide the building surveyor with all
the documentation necessary to obtain the
building permit. |
