The
Drafting Process
The
Phase 1 Consultation
We talk to you about what
you need and what you want from your
development. We consider function,
character, image, space and all the other
factors that affect the design of your
development. We will do a site analysis for
the best placement of the unit(s), determine
the slope of the land and look at the scope
of construction, budget and schedule.
The
Phase 2 Design
We develop concept sketches
to determine the general layout, form and
overall appearance of the development.
Developments are designed to maximise floor
space and utilise outdoor living areas. The
good design guide, Rescode and the relevant
council guides are followed. A site analysis
plan is also drawn up before going to
council for a pre-application meeting.
The
Phase 3 Re-assessment
We make any suggested
changes, and discuss with you the reasoning
behind council requests.
The
Phase 4 Town Planning
Town Planning drawings
are submitted to the council, who will
assess the design. The development will be
advertised to neighbours and relevant
property owners, and any issues raised by
neighbours will be dealt with at this stage.
Once all council requirements are met and
amended plans are submitted, the council
will issue Town Planning Approval. This
means you have council permission as a
concept, and now working drawings and
building permits are required. Council will
normally not issue a permit without
landscaping plans, driveway and drainage
plans, and an energy rating report. When we
receive written approval from council, we
can finalise the town planning requirements.
The
Phase 5 Working Drawings
We produce the drawings
needed to obtain a building permit � plans,
elevations and section drawings, etc. We
translate the construction documentation and
working drawings into the technical language
of the contractor. These drawings and
specifications detail all of the materials
required, where they are to be located and
how they are to be installed. We ensure that
the work meets all the requirements of the
Building Code of Australia and that local
council regulations are met.
The
Phase 6 Coordination
Engineering
computations for the roof beams, garage
lintels, slab design and retaining walls
etc. are produced. We make all contact with
the engineer and other external consultants
to assist with any technical information
that may be required for computations.
The
Phase 6 Final
We provide the building
surveyor with all the documentation
necessary to obtain the building permit. We
also gain approval from other authorities if
required. |
